Period Property Refurbishment in Central London
Smart Maintenance+ provides refurbishment and maintenance services for period homes and apartments across Kensington, Chelsea, Mayfair, Marylebone, Fitzrovia and Westminster.
Older London properties often require a different approach to renovation. Original architectural details, ageing services, restricted access and building-management requirements all need to be considered before work begins.
Our family-run company was founded by Rustam in 2014, following years of hands-on experience in construction, decorating and refurbishment, including work on high-end homes in Central London.
Today, we work with homeowners, landlords, managing agents and overseas property owners, providing one point of contact to coordinate the project from start to finish.

Refurbishing Period Homes and Apartments in Central London
Period properties have character, but they can also present challenges that aren’t immediately obvious.
Many homes in Kensington, Chelsea and Westminster have original plasterwork, high ceilings, timber joinery and layouts that have changed several times over the years. In mansion blocks, the building’s management rules and shared services can add another layer of complexity.
We take these factors into account when planning a refurbishment.
Protecting Original Architectural Features
Decorative cornices, ceiling roses, panelling, period doors and original joinery all contribute to a property’s character.
Where these features are to be retained, they need to be properly protected during building work. Repairs and redecoration should also take the existing materials and finishes into account.
Our approach is to work carefully around original details, repairing and preserving them where practical and in line with the agreed specification.
High Ceilings and Difficult Access
Period buildings often have much higher ceilings than modern properties. This can make decorating more demanding, particularly when specialist access equipment or extensive surface preparation is required.
It can also complicate the movement of materials and waste.
During a bathroom refurbishment at Hyde Park Gardens, for example, the property was on the second floor of a period building with unusually high ceilings.
The vertical distance between floors was considerable, and heavy demolition waste had to be carried downstairs by hand in repeated trips.
This is the sort of practical detail we assess before agreeing a project programme and quotation.
Conservation Areas and Listed Buildings
Many parts of Central London are designated conservation areas, and some properties are listed buildings.
The permissions required depend on the building and the proposed work. Internal alterations to an unlisted property do not usually require planning permission solely because it lies within a conservation area. Listed buildings, however, may require listed building consent for changes affecting their special architectural or historic character, including certain internal alterations.
We can help identify potential requirements during the initial survey and coordinate with the owner and relevant professionals where needed.
Where formal approvals are required, these should be confirmed with the local authority and obtained before the relevant work begins.
For further guidance, see Historic England’s information on listed building consent.
Parking, Deliveries and Waste Removal
Working in Central London often involves restricted parking, limited loading space and carefully timed deliveries.
These arrangements matter when bringing in heavy materials, removing old bathroom fittings or carrying out more extensive building works.
We consider access, deliveries and waste collection when preparing the quotation, helping to keep the refurbishment organised from the outset.
Working with Managing Agents
Many Central London apartments are in managed buildings or mansion blocks with rules covering working hours, contractor access, insurance and the protection of communal areas.
We can coordinate with the managing agent, review the applicable requirements and plan the work accordingly.
This helps avoid unnecessary disruption to neighbours and ensures that known building restrictions are taken into account before the project starts.

Refurbishment Services for Overseas Owners and Managing Agents
Many Central London property owners live abroad or spend only part of the year in the UK.
Managing a refurbishment remotely can be difficult, particularly when several trades, suppliers and building-management requirements are involved.
Smart Maintenance+ provides a single point of contact to coordinate the work and keep you informed.
We can arrange site visits, manage the refurbishment schedule, provide regular photographs and communicate with your appointed managing agent or property manager.
You’ll be able to follow the progress of the work, discuss decisions as they arise and receive updates without needing to visit the property every day.
Once the refurbishment is complete, we can also provide ongoing maintenance, including decorating, general repairs and assistance with leaks and plumbing problems.
This continuity is particularly useful for owners who want a reliable team to look after their London property over the longer term.
Examples of Our Work in Central London
Our Central London projects have involved different property types and scopes of work, from bathroom refurbishments in period buildings to external improvements and the redecoration of character interiors.
Hyde Park Gardens: Bathroom Refurbishment in a Period Building
This second-floor bathroom refurbishment required careful planning because of the building’s unusually high ceilings and restricted staircase access.
Removing heavy demolition waste took additional manual handling, which had to be considered when organising the work.
The project demonstrates how the physical characteristics of an older building can influence the practical delivery of a refurbishment.

Central London: Patio Installation, £33,500

Working to the architect’s design, we replaced an existing patio with a new outdoor space.
The project involved removing the old surface, preparing a stable sub-base, improving drainage and installing Indian stone paving and bespoke brickwork.
We also upgraded the lead flashing to provide better long-term weather protection.
Project budget: £33,500.

Regent’s Park: Meeting Rooms Redecoration, £20,000

We completed the redecoration of several meeting rooms in a character building near Regent’s Park.
The work included preparing and repairing existing surfaces, introducing feature colours, creating decorative circular wall details and carefully finishing high ceilings and architectural features.
The result was a brighter, more contemporary interior that retained the character of the original space.
Project budget: £20,000.

Frequently Asked Questions About Period Property Refurbishment
Can you manage my refurbishment while I’m overseas?
Yes. We regularly work with owners who live outside the UK.
One person coordinates the project and provides photographs and progress updates, so you can stay informed and make decisions remotely.
We can also liaise with your managing agent or another appointed representative.
Do you work with property managers and managing agents?
Yes. We work directly with owners and their appointed agents.
We can discuss building access, working hours, project schedules and relevant contractor documentation, and keep the agent informed throughout the refurbishment.
Do I need permission to renovate a period property in Central London?
It depends on the property’s status and the proposed work.
Internal alterations in an unlisted property do not generally require planning permission simply because the property is in a conservation area. However, listed buildings may require consent for internal or external changes that affect their special architectural or historic character.
Other permissions, including Building Regulations approval or leasehold consent, may also apply.
We recommend checking the requirements with the relevant local authority and freeholder before finalising the work.
Do you work on properties with original period features?
Yes. Our refurbishment and decorating work includes properties with high ceilings, decorative details and traditional finishes.
We consider the existing features when planning the work and can coordinate with designers or other specialists where the project requires additional expertise.
Can you help with repairs and maintenance after the refurbishment?
Yes. We provide ongoing property maintenance, including painting and decorating, general repairs, leak detection and plumbing repairs, so the same team can continue looking after your property.
